This applies to homeless household heads. The figures come from the Housing & Urban Fund guide, checked 2026-10-13.

Who can get the Beotimmok jeonse loan?

The basic conditions are that you are an adult household head on the application date and that every household member is homeless (owns no home). You must also have signed the lease and paid at least 5% of the deposit.

CategoryCombined annual income of the couple
GeneralKRW 50 million or less
Multi-child and two-child householdsKRW 60 million or less
NewlywedsKRW 75 million or less

The couple's combined net assets must be KRW 345 million or less (2026 standard). You cannot have credit records such as overdue payments or disruption of financial order, and in principle you cannot get the loan if you are already using a fund loan, a bank jeonse loan or a mortgage. Exceptions are listed separately in the product guide.

What deposit and floor area are allowed?

The home has conditions too. Exclusive floor area must be 85 ㎡ or less, and 100 ㎡ or less in rural townships (eup and myeon) outside urban areas.

CategoryLease deposit (metro area / outside the metro area)
General householdsKRW 300 million / KRW 200 million
Newlywed householdsKRW 400 million / KRW 300 million
Multi-child and two-child-or-more householdsKRW 400 million / KRW 300 million

If the deposit goes over these lines, the home is not eligible even when the contract is in good order. Check them before you sign.

How do you calculate your limit?

Your limit is the smaller of two amounts: the per-household limit and the loan ratio against the jeonse amount.

CategoryPer-household limit (metro area / outside the metro area)Loan ratio for a new contract
General householdsKRW 120 million / KRW 80 millionWithin 70% of the jeonse amount
Newlywed households and two or more childrenKRW 250 million / KRW 160 millionWithin 80% of the jeonse amount

Here are some worked examples with assumed numbers.

  • General household in the metro area, deposit KRW 200 million: KRW 200 million × 70% = KRW 140 million, which is above the per-household limit of KRW 120 million, so the limit is KRW 120 million.
  • Newlywed household in the metro area, deposit KRW 300 million: KRW 300 million × 80% = KRW 240 million, which is below the per-household limit of KRW 250 million, so the limit is KRW 240 million.
  • General household outside the metro area, deposit KRW 150 million: KRW 150 million × 70% = KRW 105 million, and the per-household limit of KRW 80 million is smaller, so the limit is KRW 80 million.

The actual limit also reflects the guarantee agency's rules for the collateral method and the asset review. Use the calculation above only to estimate the ceiling.

How is the interest rate set?

The base rate is 2.5% to 3.5% per year and is variable. The Ministry of Land, Infrastructure and Transport sets it, and it is lowered by 0.2 percentage points for homes in the provinces. The detailed rate table by bracket appears in the product guide as an image and similar, so it is not reproduced here. Check the bracket that applies to you in the rate table of the product guide or with the trustee bank.

Some preferential rates cannot be combined.

When do you have to apply?

You must apply within 3 months of the earlier of the balance payment date and the move-in date. The loan term is up to 2 years and cannot go past the end of the lease. There is no early repayment fee.

You apply through Fund eDeundeun or a fund trustee bank. For collateral, you choose one of the Korea Housing Finance Corporation jeonse loan guarantee, the Housing and Urban Guarantee Corporation jeonse deposit safety loan guarantee, or assignment of the deposit return claim. Stamp duty is split evenly with the bank, and if you use a guarantee there is a separate guarantee fee.
