Key Takeaway
You can join HUG's jeonse deposit return guarantee when jeonse deposit + senior claims ≤ home price × 90%. The deposit must be KRW 700 million or less in the metro area and KRW 500 million or less elsewhere.

You must also apply before half of the contract term has passed (HUG product overview, checked 2026-10-13).
Can you join with your deposit?
Eligibility comes down to three numbers: the home price, the senior claims (such as mortgages in section 2 of the property register), and your jeonse deposit.
- Guarantee limit = home price × 90% − senior claims
- If your jeonse deposit is at or below the guarantee limit, you meet the entry condition on paper.
Here are worked examples with assumed numbers.
| Assumption | Home price | Senior claims | Guarantee limit | Deposit of KRW 200 million |
|---|---|---|---|---|
| No claims | KRW 250 million | KRW 0 | KRW 225 million | Eligible |
| Mortgage of KRW 30 million | KRW 250 million | KRW 30 million | KRW 195 million | Not eligible |
| Mortgage of KRW 160 million | KRW 250 million | KRW 160 million | KRW 65 million | Not eligible |
The third case also fails another condition apart from the limit. If senior claims exceed 60% of the home price, you cannot join.
How is your home price set?
The home price HUG recognizes is the starting point for the calculation. For apartments, officetels and senior welfare housing, it is chosen between market price information and the officially assessed price standard. When the assessed price is used, 140% of the assessed price is treated as the home price.
So on the assessed-price basis alone, the deposit plus senior claims must fit within 126% (140% × 90%) of the assessed price. You can look up the assessed price of an apartment by address on the Real Estate Official Price Notice site (realtyprice.kr). For the order in which market price information is applied and how row houses and multi-unit houses are valued, check the home price standards in the HUG product overview.
What is different for multi-household and detached houses?
Detached, multi-occupancy and multi-household houses, where several tenants share one building, need one more check.
| Category | Apartments, multi-unit houses, etc. | Detached, multi-occupancy, multi-household |
|---|---|---|
| Senior claims standard | Within 60% of the home price | Within 60% |
| Additional standard | None | Senior claims plus the deposits of tenants ahead of you must be within 80% of the home price |
| Senior claims calculation | Mortgages, etc. | Also includes deposits of tenants ahead of you |
In a multi-household house, it is hard to know the deposits of earlier tenants from the property register alone. Before you sign, ask the landlord for the fixed-date records and a breakdown of senior deposits.
What is the deadline to apply?
The deadline is half of the contract term. For a 2-year contract, that means before 1 year has passed.
| Contract | Basis for counting the deadline |
|---|---|
| New contract | Before half of the term has passed, counted from the later of the balance payment date and the move-in registration date |
| Renewed contract | Before half of the term in the renewed jeonse contract has passed |
If you miss the deadline, you cannot join even if you meet the conditions. It is safer to check eligibility right after you file your move-in registration and get the fixed date.
How much is the guarantee fee?
The guarantee fee is calculated as guaranteed amount × fee rate × guarantee period ÷ 365. The rate depends on the housing type and the collateral ratio (the deposit plus senior claims divided by the home price). The brackets for more than 1 year up to 2 years in the HUG product overview are as follows.
| Housing type | Collateral ratio 70% or less | 80% or less | Over 80% |
|---|---|---|---|
| Apartments | 0.102% a year | 0.124% a year | 0.146% a year |
| Other housing | 0.117% a year | 0.151% a year | 0.184% a year |
For example, for an apartment with a deposit of KRW 200 million, a 2-year contract and a collateral ratio of 80% or less, KRW 200 million × 0.124% × 730 ÷ 365 comes to about KRW 496,000. Check discounts by income and household type separately as of your application date.
What should you prepare to apply?
- A resident registration copy and a copy of your ID
- A copy of the jeonse contract and documents that confirm the deposit payment
- A record of the move-in household viewing
- The property register and the building register
You can apply at a HUG branch, a partner bank counter, or through mobile HUG. Even if the calculation says you can join, the final approval is decided after a review that also covers violation buildings, rights infringements such as seizures, and whether the landlord is restricted from guarantees.
Last checked: 2026-10-13. Guarantee fee rates and the home price standards can change, so check again on the HUG website or the call center (1566-9009) before you apply.
Frequently Asked Questions
Can I join with a mix of jeonse and monthly rent (banjeonse)?
Yes. HUG converts the monthly rent into a jeonse deposit using the monthly-rent conversion rate when it reviews the case. The rate is given as 6.5% for applications from 2026-07-01.
Do I need to sign up again after renewing the contract?
A renewed contract must also be applied for before half of the term in the renewed jeonse contract has passed. From 2024, the 90% collateral recognition ratio also applies to renewal applications.
If the calculation says I can join, will I definitely be approved?
No. HUG's review also looks at whether the building is a violation building, move-in records of other households, rights infringements such as seizures, and whether the landlord is restricted from guarantees.
